Property Management

Each property is evaluated and assigned a knowledgeable manager who works directly to facilitate all aspects of management and has the support and resources of the entire UPM team. Our team is well-versed in automated/robotic parking systems, access control hardware and software, varied surveillance technologies and building automation. Your manager will ensure that property operations are conducted professionally and Board policies are implemented or enforced.

Financial Management

UPM brings integrity, experience and resources to financial reporting providing accurate and timely financial information, essential to efficient property operation. The UPM accounting department is staffed with skilled professionals who work closely with owners to establish budgets, and keep costs down by tracking trends and closely monitoring expenses. Monthly financial statements are prepared in accordance with GAAP and are supported by Yardi Systems, a global leader in property management software. UPM offers full-cycle accounting services - managing accounts receivable and accounts payable, monthly financial statements, annual budgeting, variance analysis, and insurance renewal services. We provide a web-based, association portal for trustees to review financial reports and for owners to review their ledgers.

Maintenance Services

UPM offers twenty-four hour, on-call maintenance support seven days a week. Our team is focused on providing proactive maintenance and will review the mechanical and physical needs of the property to ensure proper upkeep. Scheduling and communication with staff is assisted by specialized property management software enabling accurate follow-through and historical data. We offer a broad range of maintenance services: common area cleaning and trash management, painting, electrical and plumbing repairs, seasonal landscaping and snow removal.

Project Management

Our managers oversee the planning, coordination, vendor and material selection, and job oversight of improvements and capital projects.
UPM has in force professional liability insurance, errors and omissions insurance, general liability insurance, commercial automobile insurance and workers compensation insurance.
